Economically Reduce the Environmental Impact of Apartment Buildings
Idea Description
This topic is near and dear to my heart as I have been involved with Apartment real estate for about 10-years now and have seen how large the environmental impact from tenants can be. Over the past few years, large corporations have invested large dollar amounts into reducing their "carbon-footprint". I would envision micro-turbine wind-generation, on-site organic waste handling, methane production from organic waste and on-site hydrogen production from excess wind-generation to name a few.
What will you do if you win $10,000 for this idea?
I would immediately implement the following at a 3-apartment building in Chicago:
-At $1/watt capital cost, I would need $5,000 for wind generation equipment purchase with my company matching another $3,000 and the State of Illinois $3,500 to complete installation.
-A comprehensive 3-part recycling program would be put into place (recyclables, organics and trash) allowing for methane capture from organics, rich planting soil and a huge reduction in waste (cost $1,000).
-Because Illinois is a Net-Zero Metering state, any excess energy produced would be used to create hydrogen and oxygen for capture (cost $4,000 for efficiency monitoring system).

My recommendation would be to meet with other local property owners and co-op if possible. In order to have methane generation that meets city codes, you are likely going to need to go the route of a induced blanket reactor. My understanding is that without external funding (government or foundation grants, rent premiums), the payback period will be substantial. If done right though, this would take care of some of the concerns you have about smell and safe storage. Contact me if you have more questions. vaughanwoodruff(at)gmail.com.
Oh... and if you're not familiar with the concept, you may want to look up "ecovillages." There are some urban models out there, and this approach might help you attract the folks that you're hoping for - those who will voluntarily take care of the composting, recycling, and conservation.
What about preventing energy waste by improving efficiency through better insulation and passive house style architecture? As I understand it, if you're composting correctly, there doesn't have to be any methane produced at all. With worm composting (and possibly without them) there doesn't have to be any smell if the mix is right. It might be more efficient to just collect organics from all managed properties and take it to a worm farm or other digester where they make and sell compost in bulk. Wind is a great source of renewable energy, but I wonder how well it's suited to urban areas. Again, you might be better off to focus on efficiency, things that can be blended into the building, vegetating roofs, walls, parking lots, solar water heaters...
